We review the 10.7 (149) Certificate, Certificate of Title, Sewer Diagram, Deposited plan and any 88b Instrument associated with encumbrances on the title. These documents are provided with the Contract of Sale.
From these documents we can identify the following potential issues:
Planning Affectations (Bushfire, flooding, acid sulphate soils, contamination, aircraft noise etc.)
Title encumbrances (Easements, Restrictions, Covenants etc.)
The presence of any sewer main infrastructure within the site
After any affectations and encumbrances are identified, we will explain to you in plain english what the implications of such issues are and how they will affect your ability to develop or use the property. We will also recommend which expert consultants to engage to assist in those areas.
